We must first establish an as is market value of the property. We will then produce an offer to purchase your property within 24 hours of visiting it. Our offer is derived from the After Repair Value (or ARV) of your house. That’s right we determine the value of your house as if it was completely fixed up and updated. We then determine how much it will cost to bring your house to the same condition (maybe a little better) as all the houses recently sold. That way we can be sure this house, after we are done with it, will also sell at a similar price.
Next, we take that ARV, and subtract all the costs we will have including our profits, and what is left will be the offer. We will try to limit the costs we have including the costs to bring the house to a similar condition as all the other houses on the market, so that we can present you with the highest possible offer.
Well, no one will accept a low offer and if you do not like the offer we have done all that work for nothing. It is in our best interest to give you the highest possible offer so you will agree to sell to us.
This is the main reason we have such a high purchase rate!
We do not take into account how desperate you may or may not be, how fast you need to sell, or how low you are willing to go. All we need is to get our minimum profit out of it and the rest is yours. We will secure the contractors, bids, and manage the project for you. Once complete we list and market your property for sale.
If you do not have the capital to improve your property we’ll secure financing for you!
